Terms. What you get, what you pay, and how to leave.
These terms are the agreement between your business and Torna for a booking website we build and run for you. If anything here is unclear, ask us at hello@gettorna.com before you pay.
The short version
- We build a direct booking website for your homes, connected to your booking system, and run it for you: hosting, updates and support.
- You pay a setup fee once and a flat monthly price that depends on how many homes you have. We never take a share of your bookings.
- Guests pay you, through your own payment account. The money never passes through us.
- Pay monthly and leave any month, or pay a year upfront and your price is fixed for that year. Our first 10 hosts who pay a year upfront also get free setup, a price that stays the same for two years, and a full refund if the site isn’t live within 30 days or they’re not happy in the first 30 days after it goes live.
- Your web address is registered in your name, and your homes, bookings and guests stay in your own booking system and payment account.
Who we are
Torna is run by Vladislav Morkovnik, a sole trader registered in the Czech Trade Register. IČO 19153694. Kurzova 2222/16, Stodůlky, 155 00 Praha 5, Czech Republic. You can reach us at hello@gettorna.com. In these terms, “we” means Torna and “you” means the business we build the site for.
Torna is for businesses
Torna is for hosts and property managers who rent out homes as a business. By paying us or signing in to your editor, you confirm that you’re acting for your business, not as a consumer, that you’re at least 18, and that you can agree to these terms for the business.
These terms apply from when you first pay us or first sign in to your editor, whichever comes first, until you leave. If we agree something different with you in writing, such as by email or on your invoice, that wins over these terms.
What we do
- We build your site. On a call we agree the look and the web address. We bring in your homes, photos, prices and calendars from your booking system, set up payments through the payment account you use with it, and build the site. You check every page and make a test booking before it goes live.
- We run it. We host the site, keep it in step with your booking system, keep its software up to date and fix what breaks.
- You get your editor and Results. You sign in to change your site’s pages and to see its visits and bookings.
- Guest emails, if you switch them on. Your site sends short emails in your name to guests who booked on it. Offers only go to guests who asked for them at checkout.
- We answer you. Write to hello@gettorna.com. We aim to reply within one working day.
We don’t manage your homes, guests, prices or bookings, and we can’t promise a number of bookings, a place in search results or a mention by an AI assistant.
Going live
Your site is live when it’s on your web address and taking real bookings. Most sites take about two weeks. We need three things from you: access to your booking system, your approval of the site, and your web address or your go-ahead to register one. We’ll tell you by email whenever we’re waiting on you.
Your web address
Your web address is registered in your name. If you already have one, we connect it to your site. If you need a new one, we help you register it in your name, and its yearly fee is paid to the registrar by you. If you leave, the address stays yours, and we point it wherever you ask.
Prices
The monthly price depends only on how many homes we keep in sync with your booking system for your site:
- Up to 5 homes: $99 a month.
- 6 to 20 homes: $199 a month.
- 21 to 50 homes: $399 a month.
- More than 50 homes: $399 a month, plus $8 for each home after 50.
Setup is $990 once. Every home we sync counts, including homes you hide on your site. If the number of homes moves you to another price, the new price applies from your next payment.
Prices are in US dollars. We can bill in pounds or euros instead, at the amount on your invoice. We aren’t a VAT payer, so no VAT is added to our prices. Card fees from your own payment provider are between you and them, as on any booking.
We can change our prices with at least 60 days’ notice by email. If you don’t accept a new price, you can leave before it applies. A year you’ve paid for upfront keeps its price.
Paying
- Monthly. You pay the $990 setup fee when we start building your site. Your monthly price starts the day your site goes live, and you pay each month in advance.
- A year upfront. You pay 12 months of your plan in advance. Your price is then fixed for that year. Setup is $990, paid when we start building, unless you’re one of our first 10 hosts: then it’s free, as the founding offer below says. Your year starts the day your site goes live, not the day you pay.
We send invoices by email, and you pay by card or bank transfer by the date on the invoice. If a payment is more than 14 days late, we’ll remind you. If it’s still unpaid 14 days after the reminder, we may pause your site until it’s paid. Pausing changes nothing in your booking system.
The founding offer
Our first 10 hosts can pay their first year upfront. In return:
- Setup is free instead of $990.
- Your price stays the same for two years. For two years from the day your site goes live, we won’t raise the prices you signed up with. If your number of homes changes, you move to the price for that number, at the prices you signed up with.
- Your site is live within 30 days, or you get a full refund. If your site isn’t live within 30 days of your payment reaching us, tell us and we refund everything you paid. Days we spend waiting on you, for access to your booking system, your approval or your web address, don’t count toward the 30 days.
- Not happy in the first 30 days after it goes live? Full refund. Tell us by email within those 30 days and we refund everything you paid. You don’t need to give a reason. We then take the site down.
- After your first year you can pay another year upfront or switch to monthly, at the same prices until your two years are up. You never pay the setup fee.
We pay refunds within 14 days, to the account you paid from. Once both 30-day windows have passed, the year you’ve paid isn’t refundable, but your site keeps running to the end of it.
If you pay monthly, the founding offer doesn’t apply: you pay the $990 setup and can leave any month.
Leaving
- If you pay monthly, tell us by email at any time. Your site runs to the end of the month you’ve paid for, then we take it down. We don’t refund part of a month or the setup fee.
- If you paid a year upfront, you can leave at any time, and your site runs to the end of that year. We don’t refund the rest of the year or the setup fee. If you’re a founding host, the refunds above still apply in their 30-day windows.
- What stays yours. Your web address stays in your name. Your homes, bookings, guests and payouts stay in your own booking system and payment account. Your photos and text are yours.
- What doesn’t come with you. Your site is built with Torna’s software and designs, so we don’t hand over a copy of the site.
- What we delete. When your site comes down, we delete the key to your booking system. Within 30 days we delete your site and its data, including its guest records, except what the law makes us keep, such as invoices. Ask before then and we’ll send you a copy of your guest records first.
If we stop
We can stop working with you with 30 days’ notice by email, for any reason, and refund any time you’ve paid for that we won’t deliver. We can pause or stop your site sooner if you use it to break the law or harm others, or if you seriously break these terms and don’t put it right within 7 days of our email. If Torna closes, we’ll tell you at least 60 days ahead and refund any time you’ve paid for.
Your part
- Keep your accounts working. Your site depends on your booking system account, its API access and your payment account. Keep them active and paid.
- Your homes, your facts. Your descriptions, photos, prices, fees, taxes, cancellation policy and house rules come from you and your booking system. You’re responsible for them being accurate, and for having the right to use them.
- Your business, your rules. You’re responsible for renting your homes lawfully: licences, registration numbers, tourist taxes, and the terms and privacy notice you give your guests.
- Keep your sign-in safe. Tell us at once if you think someone else got into your editor.
- Use it fairly. Don’t use Torna to break the law, mislead or harm guests, send emails guests didn’t ask for, or to attack, overload or copy our systems.
Your booking system and payments
Your site works through your booking system and your payment provider. They’re separate companies, and you have your own agreements with them. Every booking is confirmed by your booking system before the guest sees it, guests pay into your own payment account, and we never hold your money or your guests’ card details. We aren’t responsible when your booking system or payment provider is down, changes how it works or blocks access, but we’ll work to get your site back to normal as fast as we can.
Your content and ours
- Yours. Your homes’ text, photos and details, your name and logo. You let us use them to build and run your site. We’ll only name you as a customer or show your site as an example with your permission.
- Ours. Torna’s software, templates and designs, the editor and Results. You can use them through your site while you’re with us.
- Text we suggest. If we suggest text, including text written with an AI tool, check it before it goes live. Once you approve it, it’s yours.
Limits on what we owe you
We build and run your site with care, but we can’t promise it will never be down or never have a fault. When something breaks, we fix it as fast as we reasonably can.
We aren’t responsible for lost bookings, lost profit or other indirect losses, or for problems caused by your booking system, your payment provider, your domain registrar or events outside our reasonable control. Our total responsibility to you is limited to what you paid us in the 12 months before the problem.
None of this limits what the law doesn’t allow us to limit, such as harm caused deliberately or through gross negligence.
Guests’ personal details
On your site, you decide what happens to your guests’ details, and we handle them for you. This section is our agreement for that, as Article 28 of the GDPR requires.
- What we handle. What a guest enters to book (such as name, email, phone and number of guests) passes through your site to your booking system, and we don’t keep it. For guest emails we keep each guest’s first name, email address, home, dates and whether they asked for offers, for up to 24 months. To stop abuse, your site counts requests per IP address for up to an hour. Results counts visits without cookies and without anything that identifies a guest.
- Only for you. We use guests’ details only to run your site and send the emails you’ve switched on, as these terms and your settings say.
- Kept safe. Guests’ details are encrypted and stored by Amazon Web Services in Frankfurt, Germany, and only the people who run Torna can reach them, under a duty of confidentiality.
- Who helps us. Amazon Web Services hosts the sites, stores their data and sends guest emails, in the European Union. Clerk, in the United States, handles signing in to the editor; it gets the emails of you and your team, not your guests. We’ll tell you at least 30 days before adding anyone new, and if you object, you can leave and we refund any time you’ve paid for.
- Helping you. We help you answer guests who ask for a copy of their details or for them to be deleted, and give you what you need to show you meet the GDPR. If we find a breach that affects your guests, we tell you without undue delay.
- At the end. When you leave, we delete your guests’ details within 30 days, after sending you a copy if you ask.
Changes to these terms
We may update these terms. We’ll email you at least 30 days before a change that affects you, and publish the new version here with its date. If you don’t accept it, you can leave before it applies, and we refund any time you’ve paid for after that date. A change never takes away a founding host’s free setup, price promise or refunds.
Law and disputes
Czech law governs these terms. If something goes wrong, write to us first: most things are quickly put right. If we can’t agree, the courts of Prague, Czech Republic, decide. These terms are written in English, and the English version is the one that counts.
